Reservations

Weekly reservations run Saturday to Saturday.

Winter Rentals: Monthly condominium rates starting at $550.00 per month and require a minimum 30 day stay.


Tentative Reservations

While on vacation, guests may want to take advantage of planning ahead for the following year. At Garden City Realty owners have top booking priority, followed by the guest presently occupying the property. If a guest has not made a tentative reservation by check-out time, the property is then reserved on a first-come, first-serve basis. To make a tentative reservation, visit or call the office Monday through Friday. A $50.00 deposit is required and will hold the reservation until December 15. Accommodation Capacity

Occupancy is limited to guest capacity as indicated in the print brochure and online description. Occupancy must not exceed the sleep capacity as stated in the unit description. Garden City Realty strictly enforces this standard. Exception: Infant/Toddler prearrange


Check-In/Check-Out Time

Check-in time is after 3 p.m. Pre-registered guests can pick up keys at the Garden City Realty rental office. Guests staying at Surfmaster may pick up keys at the on-site office, unit 104. Access to the property is guaranteed only after it has been cleaned and inspected by an authorized Garden City Realty employee. Inspectors and/or cleaners are not authorized to grant check-in permission to guests.

Check-out is 10 a.m. No late check-outs. Prompt check-ins rely on timely check-outs. Return all keys to the Garden City Realty rental office. Guests who do not depart before 10 a.m. are subject to a $50.00/hour late departure fee.


Deposit Policy

A deposit of one-half the base rent plus Travel Insurance is due at time of booking by Mastercard or Visa only. The remaining balance is due 30 days prior to arrival. If payment is not received in full by that date, the remaining balance will be charged to the credit card used for the deposit.


Cancellations

Reservations cancelled more than 30 days prior to arrival date will receive a refund equal to 80 percent of the reservation deposit; only after the reserved property has been re-rented for the full amount of the original reservation. Reservations cancelled within 30 days of arrival forfeit all refunds, unless the property is re-rented for the full amount of the original reservation.


Personal Checks

Garden City Realty only accepts personal checks received within 30 days prior to arrival date. Cash, certified funds, traveler’s check, Mastercard and Visa are also accepted


S. C. State Tax

All reservations are subject to South Carolina Sales and Accommodation Taxes.


Reservation Fee

A $25.00 reservation fee applies to all reservations (monthly reservations do not apply).


Lodging Fee

A fee of $1.00 per night’s stay applies to all reservations.


Damage Waiver Fee

Registered guests, and all family/group members staying at the same property, who have paid the Damage Waiver Fee are exempt from expenses up to $1000.00 for properly reported unintentional damages to the vacation rental property and/or its contents. A non-refundable fee of $35.00 applies for all condos and $50.00 for homes.


Travel Insurance

Garden City Realty offers Trip Cancellation Insurance to guests. When a vacation is interrupted as a result of injury, sickness, death, mandatory evacuations or certain other perils beyond control, this program will cover non-refundable payments and other identified costs.

Accommodation Substitutions

If a property owner elects to remove a property from the Vacation Property Management program, Garden City Realty will provide comparable accommodations or offer a full-refund.


Parking

Condominium parking is limited. If bringing multiple vehicles please verify it is permissible within the rented condo complex. Trailers and golf carts are not permitted in condominium parking lots. Parking lots are maintained by each complex and/or its Home Owner Associations (HOA).  Parking passes are issued in accordance with the rules and regulations set by each HOA. Garden City Realty is not responsible for parking rules, vehicular towing or parking tickets. Should a problem occur, please contact Garden City Realty and a representative will notify the appropriate property management company.

Beach home parking may be restricted due to the physical limitations of the property.


Liability for Damages

Aside from common wear and tear to the property and/or its contents, compensation for damages that occur as a result of willful neglect, intentional abuse or are in violation of Garden City Realty’s “Families Only” policy as outlined in the rental agreement are the responsibility of the occupying guests. Provisions for reported accidental damages are made possible within the Damage Waiver Fee.


Families Only

The vacation properties are designed for family-use only. If a house party develops, all vacationers will be asked to leave immediately without refund. Garden City Realty strictly enforces this policy.


Subleasing

This agreement may not be re-assigned or subleased to another individual/party without prior consent by Garden City Realty.


Pets

Each individual property has rules concerning pets. Pet-friendly properties are identified accordingly. Before booking a reservation verify if the property permits pets.


Charcoal Grills

Charcoal grilling is absolutely prohibited from porches and/or balconies. Use only designated safe grilling areas.


Inlet Harbour

Inlet Harbour strictly prohibits motorcycles and fireworks.


Non-Smoking Condos & Homes

Garden City Realty advertises its properties as non-smoking and smoking, and does its best to maintain the integrity of its non-smoking condos and homes to honor the requests of each property owner. However, Garden City Realty cannot prevent a guest from disregarding the non-smoking policy. To help Garden City Realty follow-up on policy abuse please report any smoke odors. Once reported, Garden City Realty will do its best to eliminate the odor.


Long Distance Phone Calls

All long-distance calls made from the property are the responsibility of the occupying guests.


Entry

During reasonable hours it is occasionally necessary for a Garden City Realty employee to enter a vacation property for any purpose connected to the repair, care or management of a property.


Repairs

Garden City Realty does not guarantee the efficiency of swimming pools, hot tubs, internet service, heating/cooling units (HVAC), plumbing and/or other appliances/electronics within a property. For assistance, please contact Garden City Realty as soon as possible.


Lock Out Fee

A $50.00 service charge applies to guests locked-out of a property and requiring assistance after business hours.


Owner's Closet

Any locked closet is reserved for the storage of the property owner’s private posessions. These areas are absolutely not included in any rental.


Linens

Linens (sheets, pillowcases, towels and washcloths) are not furnished with all rentals. Linens and towels should be ordered through the Garden City Realty Reservation Department. A $25.00 fee will be added to orders placed within 14 days of arrival.


Check-out Maid Service

Check-out maid service is included with all weekly vacation rentals.


Cleaning Policy

Cleaning supplies are not provided. Upon departure, we requests guests empty the refrigerator, remove all trash and load/start the dishwasher.


Construction

New construction and renovations are a common occurrence at the beach. Unfortunately Garden City Realty cannot predict the location of all construction activity and is therefore unable to inform guests during the reservation process. When renting a property near a construction zone, please be patient. Refunds and/or transfers to a different property will not be granted.


Deposits and Rents

Deposits and rents are placed into an insured, interest-bearing escrow account to the credit of Garden City Realty, Inc.


Lost & Found

Garden City Realty is not responsible for personal items left behind. Items not claimed within 30 days will be given to a local charity. Upon request Garden City Realty will send recovered items via local mailing service for Cash on Delivery plus a $20.00 service charge.


Termination of Occupancy

Garden City Realty reserves the right to terminate occupancy without refund for activity detrimental to the unit or facility or is in violation of Garden City Realty's rules and regulations.


Age Requirements

Unless prior arrangements are made with Garden City Realty, only the guest whose name is on the reservation paperwork can pick up a key. Garden City Realty reserves the right to refuse a key to anyone younger than 25 years of age.
